What are floorplan services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement or floorplan service, an appraiser measures the home with a measuring tool — either a tape or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area and the general layout of the house. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a floorplan service?

Tax records often reflect inaccurate square footage because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more space than you actually have!
